This selling season is a good time to take advantage of the many finance programs designed to help buyers purchase with little or no money down. Besides that, Sellers will some times help by contributing 3% to 6% of the selling price for closing costs or prepaids, depending on the type of finance program used by the Buyer.

There is also USA Rural Development financing which provides home loans for low to moderate income households through it’s Direct and Guaranteed loan programs. Applicants may obtain 100% financing to purchase an existing home or construct a home in a community outisde of a metropolitan area. The Direct Loan Program can also provide monthly payment assistance to help reduce applicants monthly house payments. Monthly payments are calculated according to the buyers’ ability to repay the loan.
